Is this for your primary residence?*
Cash-out requires owner occupancy — an IRRRL works on a former primary you now rent out
A VA cash-out refinance lets eligible veterans borrow up to 100% of their home's value, a benefit only the VA offers, with no monthly mortgage insurance. The cash can be used for anything.
- Up to 100% LTV — on an eligible cash-out
- No monthly mortgage insurance
- IRRRL streamline — no appraisal, no income docs, no minimum FICO
- 0% down purchases — for qualified veterans
- Use the cash for anything
- Certificate of Eligibility handled with you
- Paying off high-interest debt
- Renovations and accessibility upgrades
- Tuition, medical, family
- Lowering a VA rate with an IRRRL
Why VA cash-out beats conventional.
Higher loan-to-value
Conventional cash-out stops at 80% of value. An eligible VA cash-out can go to 100%, depending on entitlement, credit, and lender.
No monthly mortgage insurance, ever
A one-time funding fee, usually financed into the loan, replaces monthly insurance — and it's waived entirely with VA disability compensation.
IRRRL: the easy rate drop
VA-to-VA only, with no appraisal, no income documents, and no minimum credit score. It works on a former home you now rent out.

Cash-out or IRRRL?
VA cash-out refinance
- Replaces your loan with a larger one and pays you the difference
- Up to 100% of the home's value
- Owner-occupied; full underwriting and an appraisal
IRRRL streamline
- Lowers the rate on an existing VA loan; no cash out
- No appraisal, no income documents, no minimum credit score
- Allowed on a former primary residence, and in Texas
Good to know.
What credit score do I need?+
VA guidelines are flexible, and manual underwriting can reach lower scores case by case. Below 620, a purchase needs at least 10% down. Recent mortgage history needs to be clean.
Can I buy with 0% down?+
Yes, for qualified veterans. With credit below 620, at least 10% down is required.
Is a VA loan for a primary residence only?+
Cash-out and purchases, yes. An IRRRL can be done on a former home you now rent out. Investment properties go to DSCR, rental, conventional, or hard money.
Can I do a VA cash-out in Texas?+
No. Texas law doesn't permit it on a homestead, and caps home-equity lending at 80% combined LTV with a 12-day waiting period. An IRRRL is still available in Texas.
What's the difference between a cash-out and an IRRRL?+
A cash-out replaces your loan with a larger one and pays out the difference. An IRRRL lowers the rate on an existing VA loan with minimal paperwork and no cash out.
What is the VA funding fee?+
A one-time fee, usually financed. On a purchase it's 2.15% on first use with less than 5% down, 3.3% on later use, 1.5% with 5–9.99% down, and 1.25% with 10% or more. It's waived with VA disability compensation.
