What type of property is this?*
A cash-out refinance replaces the current mortgage with a larger one and hands you the difference. Investors use it to pay off high-interest debt in one closing, or to refinance rental debt and free capital for the next deal.
- No title seasoning at $100K+ — refinance right after purchase or rehab
- Qualified on today's appraised value — not the purchase price
- No tax returns — DSCR — the rent qualifies
- LLC-titled properties OK
- $75,000 to $5,000,000
- Most popular use — paying off high-interest debt in one closing

Built to do what conventional financing can't.
No waiting on title
On DSCR cash-out of $100,000 and above there is no title seasoning. Most lenders make you own the property 6 to 12 months first.
Today's value, not what you paid
The loan is sized on the current appraised value, so the equity you created with a rehab counts right away.
The rent qualifies
Investor refinances run through DSCR: no tax returns and no personal income documents.
Stay in your LLC
Properties titled in an LLC can be refinanced and remain vested in the entity.

Good to know.
How does an investor cash-out refinance work?+
A new, larger mortgage replaces the old one and you receive the difference in cash. Through DSCR the rent qualifies the loan, so no tax returns are needed.
Can I refinance a property titled in an LLC?+
Yes, and it can stay vested in the LLC.
How much can I take out?+
Loan amounts run from $75,000 to $5,000,000. The maximum LTV depends on the program, the property, and your credit.
Is there title seasoning?+
None at $100,000 and above on DSCR investor refinances. Below $100,000 there is a six-month seasoning requirement.
Is the loan based on my purchase price or the appraised value?+
The current appraised value. With no seasoning, cash-out goes up to 75% LTV and rate-and-term up to 80%.
What can I use the cash for?+
Anything. Paying off debt is the most common use, followed by down payments and renovations.
Cash-out refinance, HELOC, or HEA?+
If your current rate is low, a HELOC or HEA leaves the first mortgage in place. A cash-out refinance replaces it. Joshua prices the options side by side.
Can I refinance out of a land contract?+
Yes, into DSCR financing with the deed recorded in your name or LLC. Six months of seasoning applies.
Can I buy out an heir or a probate interest?+
Yes. It's treated as a refinance rather than a purchase, with the property's equity funding the buyout.
