Who this is for
- Self-employed borrowers and business owners
- People whose write-offs — depreciation, vehicle, home office, cost segregation — lower their documented income
- People denied for income elsewhere, strongest when they owe less than half the home's value
- Retirees and irregular earners: commission, seasonal, or asset-rich but income-light
What "no income verification" means
It goes by several names: stated income HELOC, true no doc HELOC, no income docs HELOC, no tax return HELOC. It does not mean no underwriting. The loan is underwritten on your credit profile (680 minimum), your equity, and the property, with no employment verification calls.
HELOCs sit outside the ability-to-repay rules that require full income documentation on standard first mortgages, which is why the product is compliant.
"No income docs" that means no income docs
Many lenders advertising a "no doc HELOC" still require 3 to 24 months of bank statements. That is really a bank-statement loan. This program requires no bank statements either. A bank-statement loan is often the right answer at lower credit scores.
The program in plain numbers
- Income documentation
- None: no tax returns, W-2s, pay stubs, bank statements, or employment verification
- Minimum credit score
- 680
- Minimum credit line
- $150,000
- Transaction type
- Refinance only; a line against a home you already own; first mortgage and rate untouched
- Title seasoning
- None
- Hard credit pull to see options
- Not required; soft review only
- Where offered
- State-specific; confirmed on a call
Below $150,000 or below 680, you're routed to an alternative rather than declined.

Denied for a HELOC because of income?
The strongest case is a denial specifically for income, a mortgage balance under 50% of the home's value, and a 680+ score. Bring the denial letter.
What you'll need
- A government-issued ID
- Your current mortgage statement
- Proof of homeowners insurance
A bank would ask for two years of returns, W-2s, and pay stubs.
Good to know.
Is this legitimate?+
Yes. It's underwritten on credit (680 minimum) and equity. HELOCs sit outside the ability-to-repay rules that apply to first mortgages.
What credit score do I need?+
680 or higher. At 620–679, the bank-statement path (620+ in first position) or the standard 5-Day HELOC (620+, no tax returns) is the route.
What's the minimum line?+
$150,000. The standard HELOC starts at $50,000 and never requires tax returns.
Do I have to be self-employed?+
No. W-2 earners with heavy deductions, retirees, and commission earners also qualify.
Do I need bank statements?+
No. Nothing stands in for the income file.
How does it compare with P&L-only and bank-statement loans?+
No paper at 680+ and $150K+; one P&L at 640+ and $150K+; or 12–24 months of deposits at 620+ in first position. Weaker credit means more paper.
How fast is it?+
The digital HELOC process funds in as little as 5 business days on clean files; stated-income timing depends on the scenario and the state. Texas has a 12-day minimum by state law.
Does checking hurt my credit?+
No. It's a soft review; a hard pull happens only later, with your permission, on application.
