What type of property is this?*
A DSCR loan is sized on one ratio: does the rent cover the payment? No tax returns, no income or employment verification. It works for a refinance or new financing, and it's how investors scale past the conventional property ceiling.
- DSCR rates from 6.375% — sample pricing
- No tax returns — no income or employment verification
- $75,000 to $3,000,000
- Lending in 47 states — everywhere except SD, ND, and VT
- 20% down on purchases
- No title seasoning on cash-out of $100K+ — today's appraised value
- No minimum FICO — LTV is capped by credit tier
- Personal name or LLC — no cap on properties
- DSCR HELOC or second mortgage — up to 75% combined LTV
- 1031 and reverse-1031 friendly
- Buy-and-hold investors
- BRRRR right after rehab
- Portfolio scaling
- LLC purchases
Built to do what conventional financing can't.
No personal income docs
No pay stubs, W-2s, tax returns, or debt-to-income ratio. Qualification rests on the property's rent covering its payment.
Close in an LLC
Title and finance the property in your business entity, or in your personal name.
No property-count cap
Conventional financing tops out around ten mortgages. DSCR doesn't — finance as many doors as the numbers support.
Priced on the ratio
A DSCR of 1.0 or better opens the widest options and 1.25 or better typically earns the best pricing. Under 1.0 can still work at a lower LTV.

Good to know.
What is a DSCR loan?+
A loan for investment properties of one to four units that qualifies on the property's rent rather than your income, in your personal name or an LLC.
What DSCR do I need to qualify?+
1.0 or better opens the widest options. Lower can work with compensating factors such as a lower LTV or a larger down payment.
What down payment is required?+
20% minimum on a purchase (80% LTV), on loan amounts from $75,000 to $3,000,000.
What credit score do I need?+
There's no hard minimum. Below 620, the loan is capped at 50% LTV; higher tiers unlock more.
Can I cash out right after buying or rehabbing?+
Yes. On cash-out of $100,000 or more there's no title seasoning, and the loan is sized on the current appraised value: up to 75% LTV cash-out, 80% rate-and-term. Under $100,000, six months of seasoning applies.
Can I use a 1031 exchange?+
Yes, including a reverse 1031.
Can I refinance out of a land contract?+
Yes, with six months of seasoning.
DSCR second lien or DSCR cash-out refinance?+
It depends on your existing first-mortgage rate. If it's low, a second lien leaves it alone and only the new money is at today's pricing. If it isn't, one cash-out loan is simpler.
